What does 'subject to lender review' mean?
It means the final decision — including approval, loan amount, rate, LTV, terms, and closing timeline — is made by the lending partner or investor reviewing your file, not by EXP Capitals. EXP Capitals facilitates the connection and packaging of your deal; we do not issue binding commitments on behalf of lenders.
What credit score do I need to qualify?
Credit requirements vary by program and lender. Some programs may be available to borrowers with scores below 660; others may require 680 or higher. Credit is one factor among many — experience, liquidity, property value, and LTV are equally important. Qualification depends on the full borrower profile and property details.
How quickly can a deal close?
Closing timelines depend on the lender, deal complexity, documentation completeness, and underwriting conditions. EXP Capitals does not guarantee or commit to any specific closing timeline. We work to move files forward efficiently, but speed depends on factors outside our direct control.
What loan programs are available?
Available programs include Fix & Flip, Rehab, Bridge, Hard Money, Ground-Up Construction, Multifamily, Commercial, Mixed-Use, Rental Refinance, DSCR, Adult Family Home, Church and Nonprofit Financing, and more. Program availability may vary by state, property type, borrower profile, and lender guidelines.
I'm a first-time investor. Can I still apply?
Yes. EXP Capitals works with borrowers at various experience levels, including first-time investors and first-time fix-and-flip borrowers. Some programs are specifically structured for newer investors. That said, experience is a qualifying factor — lender requirements vary and some programs favor experienced borrowers.
